For over a decade we have done one thing, and done it with conviction: identify, acquire and actively manage the multi-let urban warehouses that British businesses depend on. A forensic approach to acquisition, and relentless hands-on asset management, is how we turn good buildings into growing income.
From a single conviction to a complete cycle
Tilstone Partners was founded in 2010 by Andrew Bird and Simon Hope to focus on commercial property investment and development. In August 2013 the firm identified a specialist opportunity in the UK warehouse sector and created the Tilstone Property Portfolio — the seed portfolio for the September 2017 Warehouse REIT IPO.
Tilstone served as Investment Advisor to Warehouse REIT from its £150m AIM listing through promotion to the Main Market in 2022, and on to the company’s £489m acquisition by Blackstone in September 2025. From a standing start to an £805m portfolio and a clean exit — a complete cycle, executed.
We are now building our own identity, taking the same forensic discipline to a new generation of multi-let mandates and capital partnerships.

Once a business plan is delivered, we sell with discipline — £193.4m of disposals, all at or above book value — and redeploy into higher-returning multi-let opportunities.
Future-proof
We upgrade at lease events — targeting EPC B on refurbishment and BREEAM Very Good on new build — protecting income and value on a clear pathway to net zero.

Founded the Tilstone brand in 2010 and moved its focus to warehouses in 2013, assembling the seed portfolio. Takes overall responsibility for strategy, direction and performance. Formerly property director at Barlows plc and on the investment committee of Westbury plc.
Chairman and a founding investor since 2010. Senior Advisor at Savills UK and a member of the Savills Group and plc boards from 1999 to 2021.
Joined in 2013 on the original team creating the Tilstone Property Portfolio. Extensive investment experience at CBRE and Mapeley; led the UK Logistics Fund joint venture with SEGRO at Moorfield.
Significant company management, control and corporate experience, especially in private equity. Former group FD of Robert Walters plc, which floated on the Main Market during his tenure.
18+ years in real estate investment, fund management and corporate finance; previously at BlackRock, MGPA and Astarte Capital. Leads financial structuring, capital raising and due diligence.
20 years in multi-let industrial and logistics asset management; founded 4Corners IAM. Oversees the North of England and Scotland and leads key value-enhancing development opportunities.
Chartered surveyor with 20+ years in industrial & logistics; previously Asset Management Director at Antler, responsible for a 33-site portfolio. Started at King Sturge (now JLL).
Chartered Building Surveyor responsible for new-build developments and all aspects of construction. Previously at Chancerygate across the full development process, from land due diligence to delivery.
Joined in 2025 with 10+ years’ real estate experience, including industrial estate management and the 280-acre Boots UK head-office campus. Chartered Surveyor since 2017.
Chartered Accountant with 13+ years in accounting, reporting and financial control; previously at a NYSE-listed business and CLS Holdings (FTSE 250, £2bn+ portfolio).
ACCA-qualified with a property and retail background, including MAPP and Selfridges. Joined Tilstone in 2023.
