Lease-event-driven refurbishment lifted EPC A–C rated units from 38% to 71% — a near-doubling of efficient stock without a single speculative void.

Every upgrade was captured at a lease event: 31 units externally redecorated, gas disconnected, LED fitted, and a new cafe and delicatessen added following an occupier survey — improving retention while cutting carbon.
